Renting in Middlesbrough in 2026: Best Areas for Houses and Flats

Home > News > Renting in Middlesbrough in 2026: Best Areas for Houses and Flats

Finding the right rental property in Middlesbrough is not simply about choosing a bedroom count and setting a maximum monthly rent.

A one-bedroom flat in Linthorpe, a three-bedroom semi in Acklam and a four-bedroom detached house in Marton can all appear within the same Middlesbrough search, but they solve very different tenant problems.

Smith & Friends' current rental stock makes that difference visible. Its Middlesbrough rental page has recently shown a one-bedroom flat at Harrow Court for £600 pcm, a three-bedroom semi on Heythrop Drive for £995 pcm, a three-bedroom house on Campion Grove for £900 pcm and a three-bedroom link-detached house on Bramley Grove for £950 pcm. Several properties have already been marked Let Agreed.

The better question for tenants is therefore:

Which Middlesbrough area gives me the right combination of rent, property type, commute and everyday convenience?

This 2026 guide compares the main rental areas using current Smith & Friends listings, local market evidence and the tenancy rules that now apply in England.

What Does Renting in Middlesbrough Cost in 2026?

The latest Office for National Statistics data gives a reliable market benchmark.

In July 2026, the average monthly private rent in Middlesbrough was £699, up 4.7% from £668 in July 2025. The North East average was higher at £783.

By bedroom count, the ONS recorded:

BedroomsMiddlesbrough average rent, July 2026
1 bedroom£499 pcm
2 bedrooms£634 pcm
3 bedrooms£754 pcm
4+ bedrooms£992 pcm

By property type, average rents were £598 for flats and maisonettes, £710 for terraced homes, £757 for semi-detached properties and £951 for detached homes.

Those figures are useful benchmarks, but they are not quotations for individual properties.

Smith & Friends' own inventory shows why.

What Smith & Friends' Current Rental Stock Shows

Campion GroveMarton, TS73-bed semi£900 pcm
Bramley GroveMarton, TS73-bed link-detached£950 pcm
Birchwood RoadMarton, TS74-bed detached£1,350 pcm

Smith & Friends' live rental search confirms the Harrow Court, Aidan Court, Luce Sands, Heythrop Drive, Campion Grove and Bramley Grove asking rents.

Smith & Friends separately lists the four-bedroom Birchwood Road home at £1,350 pcm, with a £1,557 deposit and published tenant earnings requirement of £40,500.

These are current or recently marketed Smith & Friends properties, not claimed Middlesbrough averages.

That distinction is important for QC and for tenants.

Linthorpe and Central TS5: Flats and Convenient Residential Living

Linthorpe is particularly useful for renters who want to stay close to central Middlesbrough without necessarily choosing a town-centre apartment.

A concrete Smith & Friends example is Harrow Court on Harrow Road.

Smith & Friends' Middlesbrough rental inventory has advertised a one-bedroom flat at Harrow Court for £600 pcm, with the listing marked Let Agreed when checked.

Harrow Court is in TS5 5NY, which postcode data places in Linthorpe. The development consists predominantly of flats, and available records identify EPC ratings commonly around B and C within the postcode.

This gives renters something more useful than a generic statement that "Linthorpe has flats".

It provides a real Smith & Friends rental example in the type of property a tenant might actually compare with a central Middlesbrough apartment.

Linthorpe can therefore make sense for:

  • single professionals;

  • couples;

  • tenants wanting a lower-maintenance flat;

  • renters who want access to central Middlesbrough without moving into the heart of TS1.

Tenants should still compare parking, EPC, storage and exact walking routes because those details vary significantly between individual developments.

Acklam and TS5: A Strong Choice for Houses

Acklam becomes more relevant once the search shifts from flats to traditional family housing.

Smith & Friends' current rental inventory includes Heythrop Drive, a three-bedroom semi-detached property marketed at £995 pcm and marked Let Agreed when checked.

Heythrop Drive is within the TS5 Acklam area, where postcode records identify the housing stock as primarily houses and predominantly semi-detached.

Another Smith & Friends example is Luce Sands, where a two-bedroom semi-detached home has been advertised at £895 pcm. The street sits in TS5 8UL.

Aidan Court provides another price point. Smith & Friends has marketed a three-bedroom terraced home there at £800 pcm, illustrating the variation that exists even within TS5.

For tenants, this is the practical lesson:

A postcode-wide average will not tell you whether £800 or £995 is appropriate for your search. Bedroom count, house type, condition, parking and exact street all matter.

Acklam is most useful to compare if your priorities include a house rather than a flat and you want to remain within the broader Middlesbrough urban area.

See what is actually available rather than relying on averages.

Marton and TS7: Family Homes at Several Rental Levels

Marton is where Smith & Friends' current portfolio provides some of the clearest evidence for renters looking for larger houses.

A three-bedroom semi on Campion Grove has been marketed by Smith & Friends at £900 pcm. Campion Grove is in Marton-in-Cleveland, TS7.

A three-bedroom link-detached house on Bramley Grove has also appeared at £950 pcm and was marked Let Agreed. Bramley Grove is in Marton, TS7 8QA.

For tenants requiring four bedrooms, Smith & Friends marketed Birchwood Road, Marton-in-Cleveland at £1,350 pcm.

That listing is particularly useful because the agency publishes more than the headline rent. Smith & Friends states:

  • four bedrooms;

  • two bathrooms;

  • Energy Rating D;

  • Council Tax Band D;

  • deposit of £1,557;

  • tenant required earnings of £40,500;

  • guarantor earnings of £48,600 where required.

That is the type of information tenants should use when testing affordability.

A property may fit your monthly-rent ceiling but still require a household income that does not match the letting agent's referencing criteria.

Smith & Friends' local presence in Marton

This is also where the article can be genuinely Smith & Friends-specific.

The Middlesbrough branch is based at 26 Stokesley Road, TS7 8DX, on Marton Shopping Parade. Smith & Friends says the branch opened in 2007 and offers residential lettings and property management as part of its local service.

That means this is not an agency writing about Marton from another city.

The firm has operated a physical branch in this part of Middlesbrough for nearly two decades.

Hemlington and TS8: Compare Space Against Location

For tenants searching further south, TS8 provides another set of family-home options.

One current example appearing on Smith & Friends' Middlesbrough area page is a two-bedroom semi-detached home on Urra Moor Close at £900 pcm.

Urra Moor Close sits in Hemlington, TS8 9GA. Public postcode data identifies the street as a residential area containing predominantly semi-detached and detached housing.

For renters comparing TS5, TS7 and TS8, this gives a useful real-world benchmark:

A two-bedroom semi in Hemlington at around £900 pcm can overlap with three-bedroom asking rents elsewhere in Middlesbrough.

That is why tenants should decide what matters more:

  • number of bedrooms;

  • house style;

  • parking;

  • garden;

  • school or workplace commute;

  • exact monthly budget.

There is no rule that moving further from the centre automatically produces a cheaper rental.

Houses vs Flats: What Are You Paying For?

Low Gill View Marton

The ONS recorded the July 2026 average at £598 pcm for Middlesbrough flats and maisonettes and £757 pcm for semi-detached homes.

Smith & Friends' actual stock provides a useful comparison.

The Harrow Court one-bedroom flat was advertised at £600 pcm, almost exactly in line with the ONS flat/maisonette benchmark.

The agency's semi-detached examples include Luce Sands at £895, Campion Grove at £900 and Heythrop Drive at £995.

Those examples sit above the local-authority semi-detached average because the ONS statistic represents the entire Middlesbrough private rental stock, including existing tenancies, rather than only the particular homes currently marketed by Smith & Friends.

For tenants, choose a flat if lower maintenance and fewer bedrooms fit the brief.

Prioritise a house when you genuinely need features such as:

  • private outdoor space;

  • additional bedrooms;

  • larger living areas;

  • driveway or garage;

  • home-working space.

Do not pay for unused space simply because a three-bedroom house appears to offer "better value".

What Smith & Friends Checks Can Tell You About Affordability

Medbourne Gardens

One of the strongest improvements to this article is using Smith & Friends' published referencing information rather than a generic affordability multiplier.

The Birchwood Road rental at £1,350 pcm states tenant required earnings of £40,500 and guarantor earnings of £48,600 where required.

That works out to a tenant income threshold of 2.5 times the annual advertised rent for that particular listing:

£1,350 × 12 = £16,200 annual rent.

£16,200 × 2.5 = £40,500.

This is an example from one Smith & Friends listing, not a promise that every Middlesbrough landlord will use identical criteria.

Applicants should therefore ask what affordability and guarantor requirements apply to the specific property before assuming they will pass referencing.

What Changed for Middlesbrough Tenants in May 2026?

Private renting rules in England changed materially on 1 May 2026.

Government guidance confirms that most existing assured shorthold tenancies became assured periodic tenancies on that date. New assured private tenancies agreed from 1 May 2026 operate on a rolling basis rather than using the old fixed-end-date AST structure.

This matters because older online articles about renting in Middlesbrough may now describe an outdated process.

Rent in advance

A landlord or letting agent must not ask for or accept rent before the tenancy agreement is signed.

After signing and before the tenancy begins, a tenant who pays monthly can normally be asked for no more than one month's rent in advance.

Tenancy deposits

For annual rents below £50,000, a tenancy deposit can be up to five weeks' rent. The deposit must be protected in a government-approved tenancy deposit scheme.

Holding deposits

A holding deposit can be up to one week's rent.

These are statutory limits, not Smith & Friends-specific policies.

Smith & Friends itself is also a registered member of the Propertymark Client Money Protection Scheme, providing an additional checkable point about how client money is handled by the agency.

Selective Licensing: Check the Exact Address

Another part of the original article needed updating.

As of August 2026, Middlesbrough Council says selective landlord licensing currently operates in parts of Newport ward.

The previous selective licensing scheme in North Ormesby ended on 13 June 2026.

Tenants should therefore not rely on an older article saying North Ormesby is still within the active scheme.

If you are renting in one of the designated Newport areas, Middlesbrough Council maintains public licensing registers and lists the streets included in Newport 1 and Newport 2.

A Real Middlesbrough Tenant Experience

Bonnygrove

Smith & Friends has genuine tenant feedback that can be used here without inventing a fictional case study.

In an October 2025 Trustpilot review, Lucy Bella explained that she and her partner were living in southern England while arranging a move into a new tenancy in Middlesbrough.

She specifically credited Smith & Friends and staff member Nikki with keeping them informed and making the move easier, describing the process as "stress-free".

That is materially stronger proof than an anonymous testimonial saying an agent was "great".

It identifies:

  • a real named reviewer;

  • a relocation into Middlesbrough;

  • an actual new tenancy;

  • the Smith & Friends staff member involved;

  • the problem the agency helped solve: managing a rental move from another part of England.

Smith & Friends' wider Trustpilot profile currently carries a 4.8/5 TrustScore from more than 1,100 reviews, although those reviews cover all of its branches and both sales and lettings.

Smith & Friends' Middlesbrough Lettings Support

The agency's local proof goes beyond having properties on a website.

Smith & Friends says its Middlesbrough branch opened in 2007 and provides residential lettings and property management from Stokesley Road.

The company's tenant service also includes:

  • a Middlesbrough maintenance reporting route;

  • an out-of-hours emergency number;

  • a central Lettings Hub;

  • property management support.

The Lettings Hub can be contacted during office hours on 01429 801268, while Smith & Friends lists a separate out-of-hours emergency number of 01642 720085 for qualifying emergencies.

Middlesbrough Tenant Viewing Checklist

Before applying for a property, check:

  • the exact monthly rent;

  • required household earnings;

  • whether a guarantor will be required;

  • tenancy and holding deposit amounts;

  • Council Tax band;

  • EPC rating;

  • parking arrangements;

  • garden maintenance responsibilities;

  • broadband availability;

  • commute at your real work or study time;

  • whether appliances are included;

  • how repairs are reported;

  • whether selective licensing applies to the address;

  • when the property is available.

For larger homes, pay particular attention to heating costs.

The four-bedroom Birchwood Road example has an EPC D, which is information Smith & Friends publishes alongside its rental particulars.

Which Middlesbrough Area Is Best for You?

Start with Linthorpe or central TS5 if you want flats, central access and a more compact property.

Compare Acklam and wider TS5 if you want a traditional house while retaining convenient access across Middlesbrough.

Prioritise Marton and TS7 if your brief is focused on three- or four-bedroom family housing. Smith & Friends' current stock provides real examples from £900 pcm at Campion Grove through to £1,350 pcm at Birchwood Road.

Look at TS8 and Hemlington if you are willing to compare slightly different locations and house types. Current Smith & Friends examples include Urra Moor Close at £900 pcm.

The correct area is the one where the monthly rent still works after you add Council Tax, utilities and commuting costs.

Find Your Middlesbrough Rental With Smith & Friends

The strongest rental search starts with your real daily requirements.

If you need a smaller flat and central access, compare Linthorpe and the inner TS5 market.

If you need a family house, look at current stock in Acklam, Marton and the wider southern Middlesbrough suburbs.

And if you are relocating from outside Teesside, do not rely solely on postcode reputations. View different areas on the same day and compare the actual commute, property condition and total monthly cost.
